Two Failure Patterns, From the Hills to the Flats

Encino produces two completely different repair calls depending on where the property sits. Up near the Encino Reservoir the walls are structural, tall and cut into the slope, and when they go it is dramatic. Down in Amestoy Estates and the flats toward Balboa Park the walls are low, decorative-looking, and they fail so gradually that most owners assume nothing is wrong.

The flat-lot failures are the ones that surprise people. A three-foot garden wall on level ground looks like it cannot possibly be under load, so nobody builds drainage into it. Then the expansive soil behind it takes on water each winter, expands, and pushes — and a decade later the wall is out of plumb with no slope in sight to blame.

What We Look For on a Encino Wall

  • A low wall leaning on flat ground. Counterintuitive but common here. Expansive soil does not need a hillside to push a wall over.
  • Horizontal cracking mid-height. On a rigid wall this is the pressure signature, and it is the one to act on quickly.
  • Efflorescence across the face. White mineral bloom means water is passing through the wall, which means it is sitting behind it.
  • Pool decks cracking near a wall. A pool above the wall is a surcharge, and Encino has a lot of pools.
  • Rotation at the top of the wall. The face is tipping outward from the top down — classic overturning under soil pressure.

What Is Actually Causing It

On the flats it is expansive clay plus absent drainage, working slowly for years. In the hills it is the same water problem with gravity added, so the same neglect produces a faster and more expensive outcome. In both cases a pool or driveway above the wall multiplies whatever else is going on.

What does white powder on the wall mean?

Efflorescence — mineral salts left behind as water passes through the masonry. It is cosmetic itself but it confirms water is standing behind the wall.

My pool is above the wall. Is that the problem?

It is very likely part of it. A pool and its deck are a surcharge, and a wall built without accounting for that is carrying more than it was designed for.

Is horizontal cracking worse than vertical?

On a rigid wall, generally yes. Vertical hairlines are often shrinkage. A horizontal crack across the middle is a pressure signature and worth acting on promptly.

Can a low wall really need engineering?

If there is a surcharge above it, yes — height is only half the question. That catches a lot of people out on otherwise unremarkable flat lots.
