Walls Holding Pads That Were Never Engineered
The Hollywood Hills produce the most serious repair calls we take. The lots off Mulholland Drive, through Laurel and Nichols Canyon, and above Runyon are steep, narrow and built on pads that were frequently cut and filled decades ago with far less oversight than the same work would get today. The walls holding those pads are, in a real sense, holding the house.
That changes the stakes of a diagnosis. A leaning garden wall is a maintenance item. A leaning wall supporting the pad a structure sits on is a different category of problem, and the honest answer on a good number of these properties is that the assessment needs an engineer rather than a contractor's opinion. We will say that rather than quote around it.
What We Look For on a Hollywood Hills Wall
- Cracks in the structure, not just the wall. When the pad moves, the building on it registers it. This is the sign that changes everything.
- Doors and windows sticking. Often the earliest indication that the ground has moved rather than the wall alone.
- An arc of cracking in the ground surface. The head of a slope movement, and a serious finding.
- A wall moving with no obvious water cause. Points at deeper movement rather than hydrostatic pressure.
- Utilities or driveways pulling apart. The pad separating, which is a slope problem rather than a wall problem.
What Is Actually Causing It
Deep movement in old fill, or a genuine slope failure, rather than pressure behind a wall. On these lots the wall is frequently the visible symptom of something happening well below it, and treating the wall alone is how people spend a great deal of money without solving anything.

Where movement is deep, the fix reaches below it rather than resisting at the surface.
Anchors into stable ground.
Holding a wall back from ground that is not moving, where boundaries allow the anchors to reach it.
Slope stabilisation rather than wall replacement.
Where the slope is the problem, a new wall buys a few years at considerable expense.

My house has cracks and so does the retaining wall. Related?
Very possibly, and that combination moves this out of routine repair. When a structure registers movement it needs geotechnical and structural assessment before anyone prices a wall.
Can you just replace the wall?
Sometimes — but if the slope is moving, a new wall is a new wall in moving ground. Establishing which problem you have comes first, and we would rather tell you that than sell the wall.
What are tiebacks and would they work here?
Anchors drilled through the face into stable ground behind the failure zone. They work well up here where there is no room to build outward, provided the anchors can reach stable ground within your boundary.
Is my flat pad actually solid?
Worth finding out. Much of the level ground in these hills is fill from earlier grading, and it is the single most common thing under a serious Hollywood Hills failure.
How quickly should I act?
If a structure is showing movement, promptly. If it is a garden wall that has tilted and stopped, you have more time — but the wet season is the deadline either way.
