Long Beach fails differently from everywhere else on our list because it is flat. There is no hillside pushing on these walls, and yet they still lean, crack and move. The causes are groundwater near the bay and the river, salt air along the shore, and — on Signal Hill — genuine gradient with an oil-field history underneath it.

The groundwater case is the one owners find hardest to credit. On low-lying parcels near Alamitos Bay or the LA River, water sits closer to the surface than people expect, and a footing in or near it behaves nothing like the same footing on dry ground. A low garden wall on level ground can move for reasons that have nothing to do with soil pressure at all.

What We Look For on a Long Beach Wall

  • Movement on completely flat ground. Groundwater or expansive soil rather than slope pressure.
  • Persistent dampness at the base of the wall. Water table rather than runoff, and it does not follow the rain.
  • Rust staining and spalling near the shore. Marine corrosion of reinforcement, the same mechanism as the Westside coast.
  • Cracking on the Signal Hill slopes. The one place in the city with real gradient, and different rules apply.
  • Walls on tight lot lines separating. Dense older parcels where two structures are close and both are moving.

Three unrelated mechanisms in one city: shallow groundwater on the low parcels, marine corrosion near the water, and slope plus oil-field ground on Signal Hill. Diagnosing a Long Beach wall starts with establishing which of the three you are dealing with.
